AMC vs CMC: Understanding Elevator Maintenance Contracts in India

What Is an Elevator Maintenance Contract?
Every elevator requires regular maintenance to ensure safe operation, comply with Indian safety standards, and protect your investment. In India, elevator maintenance is typically offered through two types of contracts: AMC (Annual Maintenance Contract) and CMC (Comprehensive Maintenance Contract). Understanding the difference between these two is crucial for building owners, resident welfare associations (RWAs), and facility managers.
AMC: Annual Maintenance Contract
An AMC covers routine preventive maintenance — regular inspections, lubrication, cleaning, and minor adjustments. This typically includes monthly or bi-monthly visits by a service engineer who checks all critical components: the door mechanism, safety devices, controller, motor, and guide rails. However, an AMC does not cover the cost of replacing parts that wear out or fail. If a motor burns out or a door operator fails, the building owner must pay for the replacement parts separately.
AMC is best suited for newer elevators (typically within the first 3–5 years after installation) where major component failure is unlikely, and routine servicing is all that is needed. The annual cost of an AMC is significantly lower than a CMC.
CMC: Comprehensive Maintenance Contract
A CMC includes everything an AMC covers, plus the cost of replacement parts. This means that if any component fails — from a small relay to a major motor or controller — the maintenance company replaces it at no additional cost to the building owner. A CMC offers true peace of mind and predictable operating costs. However, CMCs are more expensive on an annual basis.
CMC is recommended for elevators that are more than 5 years old, high-traffic installations (commercial buildings, hospitals), and buildings where unexpected repair bills would be disruptive to the management budget.
Key Questions to Ask Before Signing a Maintenance Contract
First, what is the response time guarantee for breakdown calls? A good maintenance provider should offer response within 2–4 hours in urban areas. Second, is there a 24/7 helpline for emergencies? Third, how long are spare parts guaranteed to be available? This is particularly important for older elevators. Fourth, does the contract include regular safety audits and IS compliance checks? Finally, what is the escalation process if the service quality is not satisfactory?
